FROM SCR – Post Conference News

Thanks to everyone who attended SCR’s Annual Conference and Expo, Homeownership Heroes! The event was a huge success with a sold out crowd of approximately 400 attendees.

The SCR Board of Directors met at SCR’s Annual Conference, Homeownership Heroes. A few of the passed motions include:   The Legal Action Committee, Realtor® Foundation, and Community Alliance all had changes to address the makeup of these committees to take into account the new regions.

The DEI Council policy has been amended to include the responsibility to disburse the specialty REALTOR® license plate funds to local habitat chapters. The SCR Candidate Screening Committee Policy changes were made to address the makeup of the committee to take into account the new regions and a change was made to the chair–currently the chair of the Candidate Screening Committee is the Legislative Group Chair–as written the current President Elect would serve as the Chair.    

The breakout sessions were informative and included pertinent information for brokers, teams and agents. Some takeaways include:  

Brokers:  
– Advertising: Brokers need to be reviewing all of their agents’ advertising to check compliance with real estate license law. There are too many agents not including their brokerage information on ALL ADVERTISING.
– Brokerage information is required to be a conspicuous size. If an inspector has to look for the information, it is not large enough. On websites, if the inspector has to scroll to see the brokerage information, it is not conspicuous.
– Brokers-in-Charge CANNOT delegate their broker duties to anyone.
– A lot (most) brokers do not know when one of their agents has a hearing and do not attend.
– Agents are putting their brokers’ businesses at risk, so brokers need to be more hands on.

Teams:  
– A team is two (2) or more agents within the same brokerage working together.
– Team advertising must include the FULL NAME of the brokerage, displayed in a prominent, visible, conspicuous, and meaningful manner. (SC Code Ann. 40-57-360)
– Team and all team members must indicate and PROMOTE that they are directly connected to the brokerage firm under which the team works.
– Team names should never include the words realty, real estate, REALTORS®, or any other words that may cause the general public to assume they are a brokerage. Other words that could fall into this category are GROUP, PROPERTIES, ___ & ASSOCIATES. If your team name contains these words, we suggest you change it or add TEAM to the end.
– Beware of Employment Law when in teams and with unlicensed assistants. (UL Assistants can only be paid on an hourly or salary basis and may not be paid solely on the basis of real estate activity including, but not limited to, a percentage of commission or an amount based on the listing or sales compensation or commission.

Economic Update with Dr. Joseph Von Nessen:  
– The US and Southeastern economies have rebounded from the pandemic-induced recession of 2020 and are currently in a strong position.
– The biggest short-run threat to the economy is high inflation.
– The probability of a recession within the next 18 months: 50/50.
– The rate of house price increases will likely taper off and may decline soon.
– Pullback in housing demand will increase further if the labor market weakens this Fall and unemployment begins to rise.
– Watch for declines in consumer spending, decreases in job openings rate and increases in initial unemployment insurance claims.
