This is the mandatory core course for the 2018-2020 renewal period that all licensees, with few exceptions, must take prior to 2019 or 2020 renewal.  It covers the principles of contracts, practices required by license law, and common pitfalls of both commercial and residential transactions.  Taught in a highly interactive format, the course covers a variety of topics ranging from forms to teams.

There is an increasing awareness of radon gas which the EPA states is the second leading cause of lung cancer behind smoking and it is the leading cause of lung cancer for non-smokers.
Home buyer and sellers are asking more questions about radon and this session will prepare you to answer your client’s questions with confidence.

  • Is radon really a concern or is it a myth?
  • What causes it?
  • What factors determine if a house may have elevated radon?
  • What are the different ways to test for it?
  • If I have a problem, how is it fixed?
  • How do mitigation systems work exactly?

Coming Soon

When a property has a “coming soon” sign or is advertised as such in social media, the question always is:  Can this property be shown now or is it really off market?  This is a frequent call to MLS and the Association staff.  Here are some rules to follow:

  • License Law says that you cannot market a property in any way without a listing agreement, so the listing agreement must be in place.
  • In the listing agreement, the owner must state that they want to keep the property off the market for a time, even though it is listed.
  • The property goes into MLS under “Hold:  Do Not Show”
  • The property cannot be shown by ANYONE during the time it is off market.

A “coming soon” listing is different from an office exclusive listing.  Under an office exclusive listing, the owner has put into the listing agreement that only the listing agency can show/sell the property for a period of time.  This type of listing is NOT entered into MLS as it cannot be shown under the offer of cooperation required by MLS.

August 2018 Market Reports are Out

The potential of an affordability conundrum has veered into the national spotlight, as household wages struggle to keep pace with home price increases. Yet it is ill-advised to predict a heavy shift toward fewer sales and lower prices. Consumers have learned a lot in the last decade. For the 12-month period spanning September 2017 through August 2018, Pending Sales in the Western Upstate region were up 0.3 percent overall.
