Policy of the Western Upstate Association of REALTORS
Article 6, Section 13 of the association By-Laws state: Any member of the
Association may be reprimanded, placed on probation, suspended or expelled for
harassment of an Association or MLS employee or Association Officer or Director
after a hearing in accordance with the established procedures of the
Association. Disciplinary action may also consist of any sanction authorized in
the association's Code of Ethics and Arbitration Manual. As used in this
section, harassment means any verbal or physical conduct including threatening
or obscene language, unwelcome sexual advances, stalking, actions including
strikes, shoves, kicks, or other similar physical contact, or threats to do the
same, or any other conduct with the purpose or effect of unreasonably
interfering with an individual's work performance by creating a hostile,
intimidating or offensive work environment.
Entry of Tax
Map Numbers in MLS
In many instances, the official way to identify a property is through the tax
map number (TMS). The MLS has recently seen an increase in the number of tax map
numbers that are entered incorrectly. Beginning immediately, notices will be
sent out from the MLS Data Checker for any property whose tax map number is
incorrectly entered. Please make sure to include all appropriate characters
(dashes, periods, etc.) as it pertains to the property.

TRID Safely In a Flood of Disclosures: This is the mandatory core course
that, with minor exception, must be taken by every licensee prior to 2017 or
2018 renewal. It covers three major topics: TRID, the Residential Property
Condition Disclosure Form, and Flood Insurance.

Reminder to BIC’s
Just a friendly reminder that office policies are required to be updated
under license law 2017. The new law requires each BIC to make decisions
regarding permissible types of brokerage relationships as well as whether the
brokerage will be offering cooperation and compensation to transaction brokers,
buyer agents, or both. If the company is going to allow teams to form, that must
be addressed in the policy as well.
